Application Qualifications

1. Age Requirements: All occupants 18 and older must complete an application and pay the application fee. Occupants under the age of 18 or incapacitated dependents do not need to apply but must be disclosed and named during the application process.
2. Income Requirement: Applicant must make 2x the rent. (Income will be combined for multiple applicants).
3. Credit Score: Minimum credit score of 600. (Scores can be averaged for multiple applicants).
4. Employment History: Must have 1 year at current employer or 2 years in the same field of work.
5. Rental History: 18 months of positive rental history or mortgage payments. (History can be combined for multiple applicants).
6. Co-Applicants: Acceptable and will be equally responsible for ALL provisions of the lease. At least one applicant must meet all qualifications, or an average of credit score and combined income may be used in lieu of one applicant meeting all criteria independently.

Please provide as much documentation and detail as possible at the time of application. Examples to include:

• Pay stubs / Tax documents / Bank statements
• Positive rental references on letterhead or signed, if possible
• Current and past ledgers from landlords
• Current/past statements (credit cards, wireless, lines of credit)
